The Emani Business Centre, which once hosted former President Uhuru Kenyatta’s Jubilee Party headquarters, is available for auction again.
The seven-storey building located along Thika Road was first put up for auction on August 29, 2022, by Garam Investments Auctioneers.

This prompted the Jubilee Party to relocate its headquarters from Pangani to a new address in Kileleshwa off Mandera Road.
Phillips International Auctioneers offered the same building for auction in March and November 2024.

This was followed by another auction advertisement on May 6, 2025.
Graham Investment Auctioneers has announced the sale of the Emani Business Centre for the second time in 2025.

The auctioneer indicated it received instructions from the charge to sell the property through a public auction, including all buildings and improvements erected therein.
According to Graham Auctioneers, the prime commercial property currently generates a monthly rental income of Ksh4.35 million.
It stated that the parcel of land is known as L. R. NO. 209/1530 (IR 95209) Emani Business Center.
The property is registered in the name of Farmers Industry Limited P.O. Box 14202-00100 Nairobi, g/t Florence Wairimu Mbugua c/o P.O. Box 14851-00800 Nairobi and/or 4581-00800 Nairobi, Kenya.
Conditions for Sale
All interested purchasers are encouraged to view the property and verify the details, as these are not warranted by the auctioneers.
A deposit of 10% should be paid in cash or by banker’s cheque at the fall of the hammer.
The balance will thereafter be payable within ninety days to the chargee’s advocates.
Additionally, a bidding deposit of Ksh5 million by way of banker’s cheques or cash will be mandatory.
“Please note that failure to pay the balance by the confirmed purchaser will result in the forfeiture of all deposits paid,” Graham Investment said.
The auctioneer noted that the sale will be subject to reserve prices and land board consent, if applicable. land board consent if applicable.

Emani Business Centre Accommodation & Offices
A seven-storey commercial complex with two basement floors, a sentry house, and a power house stands on the plot.
Basement Floor II is designed for accommodation and includes an entrance, parking bays, water pump storage, a concrete water tank, lift/staircase lobby, and a ramp to Basement I.
Basement I contains a landing, parking bays, a store, three offices, a lift/staircase lobby, an exit to the rear, and a driveway.
The ground floor features a landing, entrance lobby, main reception, lift/staircase lobby, Wing A: office spaces; Wing B: office spaces, kitchenette, gentlemen’s cloakroom with two urinals, two WCs, and a WHB, ladies’ cloakroom with three WCs, wall mirror, and a WHB.
The first through sixth floors are typical, each having a landing, lift/staircase lobby, and circulation corridor.
