200,000 property owners in Nairobi face the possibility of losing their properties as the deadline for settling unpaid land rates draws near. Speaking during the JKL Show on Wednesday April 23 2025, Nairobi Governor Johnson Sakaja voiced his concern about the low compliance of land rates in the city, noting that from 250,000 registered land parcels, merely 50,000 are presently meeting their payment obligations, therefore severely limiting the county’s revenue.
“The biggest revenue earner in a city is property taxes,In Nairobi, we have 250,000 pieces of land but only 50,000 landowners are paying land rates, so the burden falls on this small group. That is not sustainable.”Sakaja revealed.

Sakaja Hints at Auctioning Properties Belonging to 200,000 Landowners
To address the crisis, the Governor announced an extension of the ongoing land rate waiver until April 30 2025, offering a last opportunity for those landowners who have defaulted to settle their outstanding payments without facing penalties.
“We have extended the waiver to 30th April this month. Now that we have complete data on the 250,000 parcels of land, it’s time to collect what is due so we can deliver services as a county. We’ve given enough time. Going forward, we shall enforce,” Sakaja said.

At the same time Nairobi Governor also hinted at the enforcement measures that the county may deploy on non-compliant property owners, citing legal provisions that allow the county to clamp buildings

“Buildings can be clamped. It is in the law, We would not want to get there. Let’s all take charge we’ve given enough time to pay. Let’s not leave just a small percentage of landowners carrying the heavy luggage of land rates,” Sakaja warned.
Additionally, Sakaja urged residents to take advantage of the waiver period and settle their outstanding rates to avoid enforcement measures once the grace period lapses.

- Register: Sign up on the Nairobi County Government’s ePayments Portal or use the USSD code *217# on your phone.
- Log In: Access your account on the portal.
- Land Search: Click on the Ministry of Land and Urban Housing Development, then select the land search option.

- Confirm and Pay: Verify the details and proceed with the payment. You can print the results once the payment is confirmed
