Auctioneers have gone ahead to sell a house that was once used as former President Uhuru Kenyatta’s centre of operations. The former Jubilee house that housed the Jubilee Party is up for auction. The seven-storey building is being auctioned by Phillips International Auctioneers.
Now known as Emani Business Centre, the building is located along Thika Road, Pangani Area-Nairobi County and has an estimated rental income of Kshs. 8 million.
“Duly instructed by our principle, the charge. Pursuant to their statutory provisions; under which seizure repossessed and sale is authorized: Under section 90 of Land Act, Section 90 (3)(e) and 96(I) of the Land Act,2012, and in conformity with the Auctioneers Act & Rules more specifically Rules: 11,15, 16, 17 and 18 of the said Auctioneers Rules – 1987 together with other applicable Laws of Kenya, your under mentioned property together with all the improvements erected thereon, will be sold by public auction on Thursday, December 5, 2024,” an advertisement on Daily Nation dated November 11, 2024, read in part.
The size of the plot
The plot area is approximately 0.2277 of a hectare or 0.5626 of an acre. The title is held on a leasehold interest for the residue of the term of 99 years with effect from January 1, 2001, an annual revisable ground rent of Kshs. 78000. The remaining term of the lease is approximately 76 years.

Interested purchasers are required to check the details provided and verify the property. Interested bidders are required to pay a refundable deposit of Ksh. 5,000,000 in Favour of Phillips International Auctioneers in order to obtain a bidding number at the auctioneers’ offices, on or before the auction date.

Purchaser must pay a 10% deposit
At the fall of the hammer, the declared purchaser must pay a deposit of 10% of the purchase price to the chargee by close of business on the auction day. Failure to do this means the auction deposit will be forfeited without further reference to the purchaser.
