A recent Knight Frank report on property trends in Kenya has confirmed that Nairobi’s retail sector saw several notable completions in 2025, driven by a focus on neighbourhood and community-centric malls.
Among the latest completed malls are Waris, Promenade, Beacon, and OUR Malls in Nairobi.
“Notable retail completions in H2 2025 included Beacon Mall in Upper Hill, a 60,000 square foot development, OUR Mall on Magadi Road, a 100,000 square foot project, and Waris Mall in Ruai. Promenade Mall in Westlands, a 75,000 square feet development, was completed in H1 2025,” the report noted.
The Beacon Mall Nairobi Owners
Beacon Mall, also known as The Beacon, is one of Nairobi’s most recognisable buildings in the Upper Hill area.
The 60,000 square foot development is situated in Upper Hill and is owned and developed by the Kiloran Development Group, a United Kingdom–based real estate developer with a portfolio spanning retail, residential, and commercial projects.
Its construction was completed in the second half of 2025.
This firm is known for its investment in sustainable developments that integrate functionality, art, and lifestyle.
Kiloran Development Group partnered with local consultants and contractors to bring the project to life, creating a synergy between international architectural standards and Kenya’s fast-growing real estate sector.
The architectural vision behind Beacons Mall was led by the British firm aLL Design, co-founded by the late award-winning architect Will Alsop.
OUR Mall Owners
OUR Mall in Nairobi’s Rongai area, Magadi Road, Avocado Lane, is owned by the Dawoodi Bohra community, a global Ismaili Shia Muslim group led by Syedna Mufaddal Saifuddin.
The name Bohra is derived from Gujarati and denotes ‘trader’ or ‘businessman.’
The 100,000 square foot project was inaugurated around July 2025, and it was named “Our Mall” during a ceremony reportedly blessed by their spiritual leader.
Primarily, the mall features Naivas supermarket as its anchor tenant, and it targets upscale Rongai shoppers.

Entertainment options include affordable bowling alleys, virtual reality (VR) gaming zones, and go-karting tracks, with activities priced around $5 (KSh 650), appealing to families and youth.
Dining covers fast food, local eateries, and casual spots, alongside speciality shops for fashion, accessories, and services such as pharmacies or mobile money agents, though many units remain under lease as of late 2025.
Waris Mall Owners
Waris Mall in Ruai, Nairobi, is located along the Eastern Bypass, approximately 20 minutes’ drive from Jomo Kennya International Airport (JKIA), near Ruai Junction, Donholm, Nasra Gardens, Shujaa Mall, and Bee Centre.
The mall was completed in the second half of 2025, while its owners remain private.
It hosts a Carrefour supermarket as its anchor tenant, operated by Majid Al Futtaim Retail, which opened its 30th Kenyan outlet there in September 2025, spanning 1,500 sqm.
In October 2014, the high court gave Elma Limited the green light to continue construction of the multi-million-shilling shopping mall, restraining City Hall from interfering.
Promenade Mall Nairobi Owners
Rhapta Promenade Mall in Westlands, Nairobi (off Waiyaki Way along Rhapta Road), is owned and developed by Premium Group Kenya.
Imran Noorani serves as CEO of Rhapta Promenade and a key figure in Premium Group, which led the project to open on August 1, 2025.
Noorani is also linked to Premium Energy Kenya, a fuel firm established in 2014, and drives the group’s property ventures.
The 75,000-square-foot development features Carrefour as the anchor tenant, alongside local fashion brands like Zammiluni and Foremen, dining at La Terrazza, and wellness outlets, achieving 85% occupancy at launch.
