Kenyans looking to invest in the real estate sector do not necessarily need millions of shillings to purchase a house, apartment, or commercial building.

Real Estate Investment Trusts (REITs) offer an alternative route to property ownership by letting investors invest in professionally managed portfolios of income-generating real estate.

Knight Frank’s Kenya Market Update H1 2026 has highlighted the growing role of institutional and structured property investment.

According to the report, Kenya had five operational REITs as of March 2026, with a combined market capitalization exceeding KSh30.3 billion.

How REITs Allow Kenyans to Invest in Property

A REIT pools money from different investors and uses the funds to acquire, develop, or manage real estate assets. Depending on the structure, these assets can include offices, shopping centers, warehouses, apartments, and other income-generating properties.

An individual can buy units in a REIT and gain exposure to a portfolio of properties. The properties generate income, mainly through rent, which can then provide returns to investors.

Kenya’s Capital Markets Authority identifies two main REIT structures: Income REITs (I-REITs), which primarily generate revenue from rental properties, and Development REITs (D-REITs), which focus on developing real estate projects. I-REIT returns are generally linked to income generated from the underlying properties.

Kenya’s REIT market also expanded during the first half of 2026. The launch of the USD-denominated TRIFIC I REIT is targeting USD 29.8 million to finance certified green real estate developments.

How Kenyans Can Buy REIT Units

For an investor interested in a listed REIT, the process begins by choosing an appropriate investment and checking its underlying properties, financial performance, fees, distributions, and risks.

The investor can then open a Central Depository and Settlement (CDS) account through a licensed stockbroker or investment bank. After depositing funds, they can place an order to purchase units of the listed REIT through the Nairobi Securities Exchange.

The Capital Markets Authority maintains a register of authorized REITs, REIT managers and other regulated market intermediaries, allowing investors to verify whether an investment provider is licensed before committing their money.

REIT investors can earn returns from income generated by the underlying properties and, for listed REITs, from changes in the market value of their units.

Kenya’s REIT framework provides for distributions of at least 80% of net after-tax income, subject to the applicable regulations and exclusions.

However, Unit prices can rise or fall, rental income can change, properties can experience vacancies, and investors may face liquidity risks when trying to sell their units.

Property Market Creates More Investment Opportunities

Knight Frank has reported that Prime residential sale prices increased by 6.2% during the period, while monthly rents rose by 0.73% compared with December 2025.

The rise in residential prices has been attributed to the increase in the limited supply of quality housing and demand from buyers and renters.

Nairobi’s prime office market also increased, with occupancy rising to 84.88% in June 2026. Occupiers are seeking Grade A buildings with better locations, modern features, and workplace amenities.

Beyond residential and office property, industrial and logistics assets are also gaining importance. Port of Mombasa cargo throughput increased by 3.7% to 11 million tonnes, while freight transported through the Standard Gauge Railway rose 12.7% to 2.05 million tonnes in the period covered by the report. The increase in freight activity is supporting demand for modern logistics facilities, distribution centers and last-mile warehouses.
