5-Star Hotels, Mall And 40-Year Lease: Inside Proposed Bomas International Convention

New disclosures by the Bomas of Kenya show that the upcoming Bomas International Convention Complex will feature three high-end hotels and a shopping mall, each under lease terms of over 30 years.

This follows President William Ruto’s announcement during a Cabinet meeting at State House in March 2025, where he described the project as a major step toward transforming Bomas of Kenya into a world-class conferencing and cultural hub.

“The project aims to redefine the look, feel, and purpose of Bomas, positioning it as a premier destination for global events,” read a dispatch issued following the Cabinet meeting.

Bomas of Kenya, under the Ministry of Tourism and Wildlife, sits on over 80 acres of prime land in Lang’ata, Nairobi.

Traditionally celebrated for its rich display of Kenyan cultural heritage, Bomas has long attracted local and international visitors through its performances, exhibitions, and conference facilities.

It is currently undergoing significant expansion, with plans to enhance its role as a comprehensive cultural, hospitality, and commercial hub.

Bomas International Convention Complex

As part of its ongoing expansion, Bomas plans to enhance its status as a comprehensive cultural, hospitality, and commercial center.

In a recent tender invitation (BOK/RFP/02/2024-2025), the Bomas of Kenya Chief Executive Officer outlined the vision for the new development while calling for proposals from potential private developers.

According to the state agency, the development will include two 5-star hotels and a 4-star hotel for accommodations.

It will also feature larger and upgraded conference and event facilities designed to host major local, regional, and international gatherings.

Additionally, a new shopping mall and retail center will introduce modern leisure, dining, and shopping experiences.

The development will further include office and commercial spaces targeting regional businesses, diplomatic offices, and professional service providers.

“Bomas of Kenya (Bomas) invites from qualified developers sealed tenders for the development teams to plan, design, finance, construct, operate and transfer.’ Two 5-star and 4-star hotels and a shopping mall facility on leased property within the grounds of Bomas of Kenya in Lang’ata, Nairobi, Kenya,” reads part of the tender invitation.

Features of the high-end hotels and shopping malls

The two 5-star hotels, each set on a 3-acre plot, are envisioned to offer exceptional luxury, with at least 250 premium guest rooms, including presidential suites.

They will feature signature restaurants, rooftop bars, spas, fitness centers, entertainment zones, and grand conference and ballroom facilities, all designed to meet global standards of excellence.

The 4-star hotel, also on a 3-acre plot, will provide a balance of comfort and functionality. It will house at least 300 rooms of various categories, all-day dining options, speciality restaurants, a rooftop bar, pool, gym, spa, and business facilities.

On its part, the proposed shopping mall, to be developed on a 9-acre plot, is designed to offer a comprehensive retail and entertainment experience.

It will feature at least 70,000 square meters of retail space, anchor tenants (including a supermarket and major brands), diverse dining options, a cinema, a family entertainment center, and dedicated artisan and cultural retail spaces that celebrate Kenyan heritage.

The mall will also incorporate green design elements, modern parking solutions, and enhanced pedestrian access to integrate seamlessly with the Bomas ecosystem.

Leasing and Investment Terms

Bomas of Kenya seeks to lease the properties to developers presenting innovative designs and solid financing and operational plans that align with its cultural and strategic objectives.

The lease will run for an initial period of 40 years, with an option to renew once for another 40 years.

These also includes consideration of annual lease payments to be paid to the procuring entity.

Lease payments must be paid in five-year blocks upfront at the beginning of each 5-year period, and these payments will increase by 10% every five years.
