Kampala International University (KIU) is set to lose its property in Kajiado County after a public auction was announced by Keysian Auctioneers.
The auction is scheduled for Wednesday, August 27, 2025, at 11:00 a.m. at the auctioneer’s offices located at CPF House, 3rd Floor, along Haile Selassie Avenue in Nairobi.
The property under the hammer comprises 61.3 acres of prime freehold land just 1.6 kilometers off Namanga Road in the Kiasju area of Kajiado.
It is registered in the name of Kampala International University and features multiple incomplete educational structures, including a four-storey administration block, five-storey dining block, three-storey guesthouse, four-storey powerhouse, and a four-bedroom bungalow.
According to the auction notice, the sale is being carried out under instructions from the chargees who are exercising their statutory power of sale, indicating that KIU may have defaulted on financial obligations tied to the property.

Conditions Of Sale
- All interested bidders are requested to view the property and verify the details for themselves as the auctioneers or the chargees do not warrant these.
- Interested bidders must deposit Kshs. 5,000,000.00 for the Property in cash or bankers’ cheque with the auctioneer before being allowed to bid.
- Sale is subject to a reserve price, and the auctioneer reserves the right to reject any bid without giving any reasons for doing so.
- Interested bidders are requested to view the property between 10.00 am and 5.00pm and our office will assist the bidders to point out the property subject to prior arrangement.
- 10% of the purchase price must be paid to the auctioneer at the fall of the hammer and the balance to be paid in 90 days or as may be agreed with the principal, the chargees.
Kampala International University has not issued any public statement on the matter.
University Loan defaults
The decision to proceed with the auction came after KIU’s efforts to block the sale were ultimately unsuccessful.
The Supreme Court had earlier dismissed the university’s appeal, concluding that the case did not meet the threshold for its jurisdiction and that general claims of rights violations were insufficient to warrant further review.
The dispute traces back to a $10 million loan secured in January 2014 to finance the development of a campus in Kitengela.
Delays in disbursing the remaining $5 million led to a prolonged legal battle. Interest on the loan, compounded at a rate of 9.5% from January 2018, caused the total amount to grow to over $24 million.
An arbitrator ruled in favor of Housing Finance in 2019, a decision later upheld by both the High Court and the Court of Appeal.
KIU’s final attempt to overturn the outcome was rejected, as the appeal was found to lack the legal basis required to proceed. The ruling showed the financial and legal difficulties the university has continued to face.
