Kisumu County residents are set to benefit from a significant economic boost as President William Ruto unveiled a transformative Ksh5.75 billion Lumumba Affordable Housing Project (AHP), aimed at creating new jobs and enhancing the region’s infrastructure.
The implementation of the Affordable Housing Program is meant to act as a catalyst for economic growth in Kisumu Central Constituency.
The construction and development phase will generate a significant number of employment opportunities, attracting skilled and unskilled labor to the region. The project currently employs an average of 92 laborers daily.
Also, this project is anticipated to create 2, 384 housing units, including 452 social housing units, 1,192 affordable housing units, and 740 market-rate housing units.
Housing Units of the Project
Moreover, the social housing units will consist of 1-room, 2-room, and 3-room options, with areas of 20 m², 30 m², and 40 m², respectively.
Meanwhile, the affordable housing units will include studio apartments, 2-bedroom, and 3-bedroom options, with areas ranging from 20 m² to 60 m².
A social housing unit is a house targeted to a person whose monthly income is below KES 20 000 per month while an affordable housing unit is a house targeted at a person whose monthly income is between KES 20 000 and KES 149 000 per month.
Additionally, the market-rate housing units will feature 2-bedroom and 3-bedroom options, with areas of 60 m² and 80 m², respectively.

The project will comprise of 15 No. blocks of apartments (in a Ground +14above the ground).
The associated infrastructure for the Affordable Housing Project will include two waste receptacles, three guard houses, play areas, and parking spaces.
Additionally, the project will involve various civil, mechanical, and electrical works to support the overall development.

The primary advantage of the Affordable Housing Project (AFP) is its ability to offer economically affordable housing options for residents in Kisumu Central Constituency.
By making decent and affordable homes accessible, the program aims to improve living conditions and enhance housing security for low and middle-income families, thereby alleviating the challenges associated with finding quality housing.
Furthermore, the creation of new housing projects will be accompanied by the establishment of essential amenities such as roads, water supply, sewage systems, and electricity, fostering overall community development and sustainable urban planning.
Through the Affordable Housing Program, marginalized groups and vulnerable populations in Kisumu Central Constituency will gain equal access to home ownership or rental opportunities, promoting social cohesion and fair access to housing resources.

About Ruto’s Affordable Housing Programme
The programme, which started after President Ruto took office in September 2022, aims to construct 250,000 houses yearly to bridge the annual housing gap and alleviate the burden on low-income earners.
The initiative targets over 6.5 million Kenyans living in slums and informal settlements.
It also aims to transform the lives of Kenyans at the bottom of the economic pyramid by creating jobs, providing decent housing, and reducing agricultural land fragmentation.
By July 2024, the government had completed and delivered 1,189 affordable homes since the project began.
This includes 584 units in Buxton Phase One and 605 units in the Nakuru Bondeni Affordable Housing project.
