Waiyaki Real Gardens residential apartment, located along Nairobi’s Waiyaki Way, is set to be auctioned to in May 2025.
Real Gardens is a high-rise housing project located in the Mountain View area of Kangemi, whose units have been listed by three top auctioneers in the city: Westminster Commercial Auctioneers, Phillips International Auctioneers, and Regent Auctioneers.
The property is located on land registered under LR No. Dagoretti/Kangemi/2037, which is leased to a company known as Waiyaki Way Developers Limited.
Each auctioneer is handling a portion of the estate. Westminster Commercial Auctioneers will auction at least 40 apartments on May 14, 2025, while Phillips International Auctioneers has listed 180 units for public sale on May 9, 2025, offering full 3-bedroom units with DSQS.
At the same time, Regent Auctioneers plans to auction 36 units (25 two-bedroom, 11 three-bedroom) on May 21, 2025.
Waiyaki Real Gardens: Westminster Commercial Auctioneers
Westminster Commercial Auctioneers is scheduled to conduct its public auction on Wednesday, 14th May 2025, targeting dozens of apartments within Waiyaki Real Gardens.
In an advertisement on Tuesday, May 6, Westminster listed a large batch of apartments for public auction under L.R. No. Dagoretti/Kangemi/2037, all located within Waiyaki Real Gardens, Mountain View area, along Waiyaki Way in Nairobi County.
The auction, scheduled for 14th May 2025, includes Apartment Nos. E-19 through E-44, each measuring approximately 1,550 square feet. The estimated monthly rental income is Ksh 65,000 per unit.
Phillips International Auctioneers
On its part, Phillips’ auction will take place on Wednesday, May 14, 2025. 26 three-bedroom apartments, each measuring approximately 1,550 sq. ft., will be available for sale.
The property consists of several blocks of apartments, identified as A1, AZ, B, C, D, and X. These blocks are developed across two basement levels, with each block being 12 stories high, accommodating a total of 44 units.
Terms of Sale
Bidders are required to pay a deposit by banker’s cheque on the day of the auction and 10% of the charge fee while the balance thereafter of 90% thereafter will be paid on an agreed payable term.
The estimated monthly rental income is Ksh 65,000 per every three-bedroom unit, and Ksh 60,000 for every two-bedroom unit.

Regent Auctioneers
According to an advert on Tuesday, Regent Auctioneers will conduct an auction on Wednesday, May 21, 2025, at 11:00 AM at the Auction Mart in the New Kireita Building, Kirinyaga Road.
The property consists of 36 residential apartments, including:

Terms of Sale
All potential buyers must visit the property and verify the details themselves. Additionally, to obtain a bidding number, a refundable deposit of Ksh 500,000 per unit is required, and no bidding will be allowed without this number.
For payment:

A 25% deposit is required for properties in Waiyaki Real Gardens.

A 10% deposit is required for the property in Nakuru.
Payments can be made in cash, by banker’s cheque, or via RTGS at the fall of the hammer. The remaining balance must be paid within 90 days from the auction date to the chargee’s advocate.
