The Emani Business Center, which was previously owned by the former ruling Jubilee Party led by former President Uhuru Kenyatta, has been put up for auction for the third time in 2025.
In a notice dated Monday, November 24, 2025, Philip International Auctioneers invited interested bidders to participate in the auction, scheduled to start on December 5, 2025.
“Duly instructed by our PRINCIPALS, THE CHARGEE, pursuant to their statutory provisions under which seizure, repossession, and sale are authorized, under Section 90 of the Land Act, Section 90(3) and 96(1) of the Land Act, 2012, and in conformity with the Auctioneers Act & Rules, specifically Rules 11, 15, 16, 17, and 18 of the Auctioneers Rules, 1997, along with other applicable laws of Kenya, the property listed below, along with all improvements, will be sold by public auction,” read the notice.
Former Jubilee Party Headquarters Put Up for Auction
The seven-storey building located along Thika Road was first put up for auction on August 29, 2022, by Garam Investments Auctioneers. This led the Jubilee Party to move its headquarters from Pangani to a new address in Kileleshwa off Mandera Road.
Phillips International Auctioneers also offered the same building for auction in March and November 2024. Garam Investments Auctioneers announced the sale of the property again in 2025, with the auction scheduled for May 6. The auction, set for Friday, December 5, 2025, will be held at the Philip International Auctioneers’ offices in Kileleshwa, along Kandara Road, opposite White Star Centre, Nairobi County, starting at 11:00 a.m.

The Emani Business Center is a seven-storey commercial complex along Thika Road in the Pangani area of Nairobi County.
The building sits on a 0.2277-hectare (0.56-acre) plot and features two basement levels, a sentry house, a powerhouse, and about 95 parking spaces.

According to the auction notice, the property has an estimated monthly rental income of KSh8 million, highlighting its strong commercial potential.
The building is supplied with mains water and electricity, with additional water stored via underground concrete tanks and rooftop tanks.

The property is registered under Farmers Industry Limited and has a 99-year leasehold from January 1, 2001, with approximately 76 years remaining.
Auction Requirements:
Interested bidders must do the following :
- View the property beforehand and verify all details, as the auctioneers do not guarantee them.
- Pay a refundable deposit of KSh5 million to receive a bidding number and catalog.
- Pay 10% of the purchase price to the chargee on the auction day if declared the winning bidder.
- Settle the remaining 90% within 90 days, or the deposit will be forfeited.
The auctioneers stressed that the sale will be conducted strictly on an “as-is-where-is” basis, and interested buyers are encouraged to perform their own due diligence and view the property before the auction.
