A report on Kenya Housing Survey conducted by the Kenya National Bureau of Statistics (KNBS) has revealed the average rent paid by tenants in Nairobi and other counties.
According to the report, the average rent for a three-bedroom townhouse was Ksh70,000 while that of a three-bedroom bungalow was Ksh65,000.
For bungalows, a one-bedroom unit is priced at Ksh 13,000 and a two-bedroom unit at Ksh 18,000
Flats and apartments have a broad range, starting with bed sitters priced at Ksh 7,500, followed by one-bedroom apartments at Ksh 8,500 and two-bedroom units at Ksh 15,000.
Larger apartments range from Ksh 30,000 for four bedrooms to Ksh 38,000 for five bedrooms.

Maisonettes generally cost Ksh 25,000 for three-bedroom units. Swahili and compound houses with shared facilities are more affordable, with one-bedroom units costing Ksh 6,000 and two-bedroom units priced at Ksh 9,000.
Compound houses without shared facilities range from Ksh 7,750 for a bed sitter to Ksh 9,000 for one-bedroom, Ksh 10,000 for two-bedroom units, and Ksh 8,500 for three-bedroom units.
Shanties remain the most affordable, with one-bedroom units costing as low as Ksh 2,500 while townhouses are priced higher, with two-bedroom units starting at Ksh 4,500.

In Mombasa, bungalows with one-bedroom units are priced at approximately Ksh 6,000, while two-bedroom units cost around Ksh 10,000.
A four-bedroom bungalow can go up to Ksh 30,000. Flats and apartments have a broader price range, starting with bed sitters at Ksh 6,000.
One-bedroom apartments are priced at Ksh 9,500, two-bedroom units at Ksh 15,000, and three-bedroom apartments at Ksh 20,000.
Maisonettes generally rent for Ksh 18,000 for a two-bedroom unit.
Swahili and compound houses with shared facilities are more affordable, with one-bedroom units costing Ksh 4,500, and two-bedroom units priced at Ksh 6,000.
Compound houses without shared facilities have rent starting from Ksh 6,500 for a bed sitter and Ksh 7,000 for a one-bedroom. Townhouses, on the other hand, charge around Ksh 15,000 for a one-bedroom unit.
Average Rents in Kisumu
In Kisumu, the rental prices for various dwelling types vary based on the number of bedrooms.
Bungalows are relatively affordable, with one-bedroom units priced at Ksh 3,000, and two-bedroom units at Ksh 7,750.
Flats and apartments have a range of pricing, with one-bedroom units costing Ksh 8,500 and two-bedroom units priced at Ksh 10,000.
Maisonettes are more expensive, with two-bedroom units renting for Ksh 28,000 and three-bedroom units for Ksh 32,500.
Swahili/compound houses with shared facilities are available at Ksh 4,000 for one-bedroom units, while compound houses without shared facilities cost Ksh 7,000 for a one-bedroom unit.
Manyatta/traditional houses or huts also cost Ksh 4,000 for one-bedroom units.
Townhouses vary significantly in price, with one-bedroom units priced at Ksh 8,000, two-bedroom units at Ksh 24,500, and three-bedroom units going for Ksh 28,000.
