As of July 2025, the maximum monthly rent in Kitengela—a town located in Kajiado County—is Ksh70,000, according to listings on Kenya Property Centre.
However, rental rates vary depending on the size of the house, location, and available amenities.
In estates such as Noonkopir, Old Kitengela, and Kimalat, single rooms are priced between Ksh4,000 and Ksh6,000, while bedsitters go for Ksh6,500 to Ksh9,000.
One-bedroom units range from Ksh10,000 to Ksh15,000, two-bedroom houses cost between Ksh18,000 and Ksh25,000, and three-bedroom homes range from Ksh30,000 to Ksh70,000.
In high-end gated communities such as Milimani and New Valley, houses fitted with modern finishes and located near tarmacked roads can fetch monthly rents of up to Ksh250,000.
Current Land Prices
Land prices have risen significantly, especially for plots located near key infrastructure. A 50 by 100 feet plot now sells for between Ksh1.5 million and Ksh3.5 million, depending on location and development status.
In prime zones such as Yukos, Milimani, and New Valley, the same plot size ranges between Ksh4 million and Ksh5 million.

Plots with access to electricity, piped water, schools, and well-maintained roads are in higher demand and command higher prices.
Land Options Outside the Town
For buyers looking for cheaper alternatives, land is available in neighbouring areas like Isinya, Seremala Gardens, and parts of Kimalat.
Prices in these areas range between Ksh1.2 million and Ksh1.7 million per acre, attracting investors interested in land banking or agricultural use.
These outer areas have also seen increased interest due to ongoing road projects and the availability of larger parcels of land.
Commercial Land Trends
Commercial plots and land set aside for mixed-use development are selling at much higher rates.

In parts of Kitengela town and along Namanga Road, land prices range between Ksh10 million and Ksh20 million per acre, depending on zoning regulations, visibility, and access to the main highway.
