The Estate Agents Registration Board (EARB) has called for mandatory registration for all estate agents or risk facing arrest and prosecution.
In a notice on March 28, 2025, the board stated that any person who negotiates, purchases, or sells land and buildings must be registered with the board.
Estate Agents registered by the Board are issued with a Registration Certificate and an Annual Practicing Certificate every year of practice.
In the notice, the board reaffirmed its commitment to protecting public interest and enhancing professionalism in the Real Estate Sector.
Hence, consumers are advised to ensure that the estate agents they engage with produce registration certificates and annual practicing certificates issued by the board.
Additionally, the public can verify the practicing certificates of estate agents through various Gazette Notices issued by the board from time to time or through an inquiry to EARB.
Risk of Arrest
According to the notice, any person practicing Estate Agency without registration is doing so illegally and risks prosecution.

How to Register for an Estate Agent under EARB
- Fill in the online application from the EARB member portal, you will be required to provide your details, such as your full name, ID or passport number, and contact information.
- Attach the required documents, that is, certified copies of your academic qualifications, your National ID or passport, your Certificate of Good Conduct, and a recommendation letter from your recommender.
- Attach a recommendation from a registered estate agent, registered with EARB for more than two years, stating who you have worked with or trained under for more than two years.
- Pay the application fee of Ksh 2,000.
- Submit your application online.

Mandatory Requirements
Persons seeking registration must have a minimum of a KCSE certificate, two years minimum experience and recommendation from a registered estate agent with Kenyan citizenship.
Upon successful application, applicants will be issued with a registration certificate and a unique registration number.
Registered estate agent are then required to comply with the EARB’s code of conduct and regulations.
