Kisumu county is set for major infrastructure transformation, with thousands of affordable homes, modern markets and new education facilities planned across the county.
The projects are spread across Kisumu Central, Kisumu East, Kisumu West, Nyando, Muhoroni and Nyakach, combining housing, trade and student accommodation.
The housing projects listed for the county amount to 6,487 units, while five student-hostel projects provide a combined 4,400 beds.
Thousands of Homes Planned Across Kisumu
The housing programme covers eight projects, with Lumumba Affordable Housing Project accounting for 2,300 units in Kisumu Central.
Other developments include 520 units at Upper Kanyakwar Phase One, 1,000 units at Shauri Moyo, 500 units under Upper Kanyakwar Phase Two, another 500 under Phase Three, 458 units at Kisumu Mechanical and Electrical Workshops Camp, 1,020 units at Maseno and 189 units at Ahero Interchange.

Lumumba project is among the housing developments in Kisumu with its planned delivery at 2,348 units, spread across 15 high-rise blocks.
The development is set to accommodate different income groups, with social, affordable and market-rate units. According to government inspections, the KSh5.8 billion project had reached 90 per cent completion in late 2025, with about 1,200 workers engaged daily at the site.
Upper Kanyakwar is also part of the county’s expanding affordable housing programme. Boma Yangu with two- and three-bedroom affordable units at KSh2 million and KSh3 million respectively, alongside market-rate options.
Four Markets to Boost Local Trade
The housing expansion is being accompanied by improvements to trading infrastructure, with four Economic Stimulus Programme (ESP) markets identified for Kisumu County.
They are Kisiani and Holo markets in Kisumu West, Muhoroni Market in Muhoroni and Kaloka Market in Nyando.
The projects include market buildings, ablution blocks and waste cubicles, providing traders with more organised spaces and improved sanitation facilities.
Kisiani and Holo markets have each been reported at about 98 per cent completion, with each project valued at approximately KSh58.8 million and expected to serve about 300 traders.
At Muhoroni, the modern market has been reported to be about 95 per cent complete and will feature 200 stalls, while Kaloka Market in Nyando is designed with waste-management infrastructure as part of its development.

Hostels and Education Projects Expand
The transformation also extends to education infrastructure, with three major projects planned at Maseno University, Kisumu National Polytechnic and Muhoroni Technical and Vocational College.
At Maseno University, a modern science laboratory complex is planned as a multi-storey facility.
Kisumu National Polytechnic is also receiving an East Africa Skills for Transformation and Regional Integration Project (EASTRIP) supported development comprising an administration block, tuition rooms, hostel facilities and a Learning Factory, while Muhoroni TVC is set to receive twin workshops, classrooms and offices.
Student accommodation forms another major component, with the listed projects providing 4,400 beds.
These include 1,720 beds at Ramogi Institute of Advanced Technology, 580 at Jaramogi Oginga Odinga University of Science and Technology (JOOUST) KMTC, 1,160 at Maseno University, 580 at Nyakach Technical and Vocational College and 360 at Nyando Technical and Vocational College.
