Finding affordable accommodation in Nairobi can be challenging, especially for residents working with limited monthly incomes. However, several estates across the city still offer rental options that cost less than those in some of Nairobi’s more expensive neighborhoods.
Rental prices vary depending on the size of the house, location, building, amenities, and the property’s condition.
Smaller units such as bedsitters and single rooms cost less than one-bedroom and larger apartments.
Business This Day, in its 2026 rental reports, identified several Nairobi estates where smaller units can be rented for between KSh5,000 and KSh10,000 per month, while average rents in some estates ranged from KSh10,000 to KSh18,000.
An August analysis by BuyRentKenya, conducted in collaboration with Estate Intel, also identified several relatively affordable areas, particularly in the outskirts of Nairobi and the wider Nairobi Metropolitan Area.
The figures are indicative, not fixed rental prices, because the amount charged can differ between properties within the same estate.
Utawala
Utawala is among the areas with relatively lower-cost rental options in Nairobi.
The average monthly rent stood at about KSh10,000 in March 2026. Smaller units, including bedsitters, single rooms and one-bedroom houses, were available for approximately KSh6,000 to KSh10,000.
The area has seen considerable residential development and is connected to other parts of the city through the Eastern Bypass and surrounding roads.
Umoja
Umoja is another Eastlands estate with a range of rental properties, including smaller units at relatively affordable prices.

Average monthly rent was approximately KSh10,000, while bedsitters and other smaller units were listed at around KSh6,500 to KSh10,000.
The estate also has access to public transport, shopping centres, schools and other everyday services.
Embakasi
Embakasi has a wide range of housing options, with rental prices varying depending on the specific location and type of property.
The average monthly rent was approximately KSh12,000, while some smaller units were available for between KSh5,000 and KSh10,000.
Because Embakasi covers several residential areas, prices can vary considerably even between properties located relatively close to each other.
Komarock
Komarock is another Eastlands estate where tenants can find relatively lower-cost accommodation.
The average monthly rent was about KSh12,000, while smaller units were available for approximately KSh7,000 to KSh10,000.
The actual amount paid depends on factors such as the size, condition, and location of the property.
Tassia
Tassia, within the wider Embakasi area, also has residential properties at different price points.
The average monthly rent was approximately KSh12,000.
The estate has numerous residential developments, with prices depending on the type, size, and condition of individual houses.
Imara Daima
Imara Daima has a mixture of residential properties across different price ranges and is located along the Mombasa Road corridor.
Average monthly rent was about KSh15,000, while bedsitters were available for approximately KSh7,000 to KSh10,000.
Its location provides access to major transport routes and commercial areas along the Mombasa Road corridor.

Ruai
Ruai offers some of the lower-cost rental options in the eastern part of Nairobi.
The average monthly rent was approximately KSh15,000, while bedsitters and one-bedroom units were available for around KSh7,000 to KSh10,000.
Roysambu
Roysambu has apartments and smaller rental units across a range of prices.
The average monthly rent was about KSh15,000, while bedsitters ranged from KSh7,000 to KSh10,000.
The estate’s location along Thika Road gives residents access to major transport routes and commercial centres.
Roysambu was also included among the relatively affordable neighborhoods in BuyRentKenya’s August 2026 analysis with Estate Intel.
Kasarani
Kasarani has a broad rental market, with prices varying according to the type and size of accommodation.
The average monthly rent was about KSh18,000, although smaller units were available at lower prices.
Bedsitters were listed at around KSh8,000 to KSh10,000, while BuyRentKenya’s August 2026 analysis placed one-bedroom apartments in Kasarani from about KSh14,000 per month.
Donholm
Donholm is an established Eastlands residential area with a mixture of housing options.
The average monthly rent was approximately KSh15,000.
While some properties cost more, the estate remains an option for tenants looking for accommodation below prices charged in some of Nairobi’s premium residential neighborhoods.
Affordable Areas Around Nairobi
The search for lower-cost housing is not limited to estates within Nairobi County.
BuyRentKenya’s analysis of the Nairobi Metropolitan Area identified Syokimau, Mlolongo, Ruiru, Ongata Rongai, Kinoo, Uthiru and Kikuyu among areas where one-bedroom apartments could be found for less than KSh20,000 per month.
The analysis placed one-bedroom apartments in Syokimau and Mlolongo at about KSh10,000 to KSh20,000, while Ruiru ranged from approximately KSh10,000 to KSh18,000.
In Ongata Rongai, one-bedroom units were listed at around KSh10,000 to KSh17,000, while Kinoo and Uthiru were in a similar range.
Kikuyu had one-bedroom apartments priced at about KSh17,000 to KSh20,000.
These areas fall outside Nairobi County but are part of the wider metropolitan housing market and are popular with renters looking for lower housing costs.
Other Factors to Consider
A cheaper house can come with higher commuting expenses if it is located far from a person’s workplace or other regular destinations. Tenants also need to consider electricity, water, internet, security, parking and other charges that may not be included in the advertised rent.
A September 2026 neighbourhood guide by Rehani Soko, a real-estate marketplace, also identified several budget-friendly suburbs around Nairobi, with housing costs, transport connections and access to amenities among the factors renters can consider.
BuyRentKenya similarly noted that affordable housing options have increasingly emerged in areas outside the city centre as residential development expands alongside improved roads and other infrastructure.
