Sifa Tower is a commercial building located along Lenana Road in Hurlingham. It has 11 floors + ground with 58 offices and 106 parking spaces. Few office spaces are now remaining.
Kings Developers Ltd is the developer associated with Sifa Towers.
The “client” for the Sifa Towers project is listed as the late Shabbir Hassanali of Kings Developers Ltd in architectural documents.
Shabbir Hassanali of Kings Developers Ltd wanted a unique and iconic building in the area.
Arch. Abbas, the Principal Architect at A+I Design, said Kings Developers Limited prioritizes the needs of the clients.
He said Shabbir also wanted to utilize the space, and the Company succeeded in all these
The most important thing while undertaking any project is to listen to the needs of the client. In addition to wanting a distinct and iconic building, the client also wanted to make maximum use of the space on site. We succeeded in meeting all the requirements to make Sifa towers a unique building.
However, a court judgement dated February 22, 2021, refer to a “Sifa Towers Management Limited” as the entity managing the property.
Sifa Tower Ownership
Based on the Kenyan High Court judgment in Sifa Towers Management Limited v Bell Estate Agency Limited & 4 others [2020] KEHC 4570 (KLR), Sifa Tower (located on LR No. 1/1356, originally No. 1/688, along Lenana Road, Kilimani, Nairobi) does not have a single owner.
Instead, ownership is divided as follows:
- Land Ownership: The underlying land (LR No. 1/1356) is currently owned by Sifa and Kings Investments Company Limited. This stems from an initial conveyance by Diva Singh to Sifa Insurance Brokers Limited in 1996, followed by subsequent arrangements.
- Building Ownership:
- The building comprises multiple units owned through long-term leases granted by Sifa Towers Management Limited (via Sifa and Kings Investments).
- Mezzanine and 1st floors: Owned by Sifa Insurance Brokers Limited, as established under Joint Venture Agreements (JVAs) dated 20 June 2011 and 26 March 2012 with Kings Developers Limited.
- Remaining floors (upwards): Owned by Kings Developers Limited.
- Ground floor and basement: Reserved for parking, with allocated spaces owned by the respective parties (Sifa Insurance Brokers and Kings Developers).
