Three popular Nairobi estates, including Kilimani, are set for a major property transformation after the National Environment Management Authority (NEMA) opened a public review process for mega apartment projects.
In a publication in the Kenya Gazette dated July 17, 2026, NEMA invited the public to submit comments before environmental decisions are made on major residential developments proposed for Kilimani, Riverside and Kikuyu.
“PURSUANT to section 59 of the Environmental Management and Co-ordination Act, Cap. 387, the National Environment Management Authority (NEMA) has received an Environmental Impact Assessment Study Report for the above proposed project,” read part of the gazette notice No. 10858.
NEMA Details On the Proposed 26-Storey Kilimani Development
Crownstone Real Estate Limited has proposed a 26-storey residential development on two parcels of land along Marcus Garvey and George Padmore Roads in Kilimani, Nairobi.
According to the NEMA report, this project will consist of two residential blocks (A and B) featuring two basement parking levels, a ground floor with parking, retail shops and a management office, as well as three mezzanine levels dedicated to additional parking, shops, offices and recreational facilities.
The development will include 561 apartment units, comprising 129 studio apartments, 305 one-bedroom units, 125 two-bedroom units and two duplex apartments spread across the 1st to the 26th floors.
Further, the report detailed that residents will also have access to a swimming pool, rooftop sky lounge, rooftop garden, gym, indoor games area, children’s play area, changing rooms and retail outlets as part of the proposed amenities.

Pandora Homes Limited has proposed a high-rise residential development along Kirichwa Grove off Riverside Drive comprising three semi-detached 21-storey apartment blocks in Nairobi’s Riverside area.

“The proponent, Pandora Homes Limited, proposes to develop three semi-detached 21-storey blocks of four basements,” the notice partly detailed.
The project will feature four basement parking levels, with the ground floor accommodating parking and recreational amenities, including a lobby, café, two tuk shops and a swimming pool.
NEMA detailed that the proposed development will deliver 231 residential apartments, comprising 84 three-bedroom units, 105 three-bedroom units with DSQ, and 42 four-bedroom units with DSQ, along with other supporting amenities.
282 Apartments Planned on One-Acre Site in Kikuyu
According to a National Environment Management Authority (NEMA) Environmental Impact Assessment (EIA) study report, International Housing Solutions-Kenya has proposed a medium-density residential development along Kikuyu-Nderi Road in Kikuyu Town, Kiambu County.

The project involves the construction of two nine-storey apartment blocks with a total of 282 residential units on an approximately one-acre site.
“The proponent, International Housing Solutions-Kenya, proposes the construction of 2 No. blocks of 9 No. floors each multi-storey housing units consisting of a total of 282 No. Units,” NEMA confirmed.
The proposed housing mix includes 60 studio apartments, 112 one-bedroom units, 54 standard two-bedroom units and 56 two-bedroom duplex apartments.
The development will also provide 178 parking spaces together with associated facilities and amenities to support residents.
