Affordable Places To Rent Outside Nairobi With Easy Access To Cbd

For many people working or studying in Nairobi, living outside the county can lower housing costs while keeping you within commuting distance of the city.

Several towns in neighboring counties have become major residential centers, with bedsitters offering some of the more affordable accommodation options for students, young professionals, and other tenants.

Among the towns to consider are Ruiru, Juja, Thika, Kikuyu, Limuru, Witeithie, Athi River, Mlolongo, Syokimau, Kitengela and Ongata Rongai.

The rental figures are drawn from 2026 rental databases, property-market reports and current property listings, including Qwitto/Stats Kenya, Kenya Property Centre and individual property listings. Prices are indicative and may vary by location and type of bedsitter.

Affordable Towns with Easy Access to Nairobi CBD.

Juja

Juja in Kiambu County is one of the more affordable options, particularly for students and young people living around the Jomo Kenyatta University of Agriculture and Technology (JKUAT).

Current rental data places the typical monthly rent for a bedsitter in Juja at about KSh7,000, with the most common rent around KSh6,000. Recorded prices range from about KSh3,000 to KSh14,500, depending on the location and type of unit.

Other 2026 property-market data puts bedsitters around the JKUAT area at approximately KSh5,000 to KSh8,000 per month.

Juja is connected to Nairobi through the Thika Superhighway, making it one of the options for people who need regular access to Nairobi  CBD.

Ruiru

Ruiru, also in Kiambu County, is another residential centre along the Thika Road corridor.

A 2026 housing guide lists studio and bedsitter units at higher prices in some developments, while other market listings show more budget-oriented units in areas around Ruiru and  Thika Road corridor.

Ruiru ranges from KSh 6,000 to KSh 13,000 for bedsitters and KSh 10,000 to KSh 35,000 for one-bedroom apartments, depending on the specific neighborhood and amenities.

Witeithie

Witeithie, in Kiambu County, is another residential area along the Thika Road corridor.

The area forms part of the wider Juja property market and has a range of lower-cost rental units.

Current property listings show monthly rent in Witeithie ranges from KSh 6,000 to KSh 8,500 for bedsitters and KSh 9,000 to KSh 21,000 for one- and two-bedroom apartments, depending on the specific location and finishes.

Its proximity to Juja and the Thika Superhighway makes Witeithie an option for tenants seeking accommodation outside Nairobi.

Thika

Thika is another established town in Kiambu County with a large rental market.

Current property listings show bedsitters in Thika at different prices, including units advertised for about KSh4,000 in parts of the town.

Thika’s connection to Nairobi is mainly through the Thika Superhighway, although commuting time depends on traffic and the specific part of the town where a tenant lives.

Kikuyu

Kikuyu, in Kiambu County, is located along the Nairobi–Nakuru corridor.

Rent for bedsitters and one-bedroom apartments in the Kikuyu area including Kinoo, Uthiru, Rungiri, and Thogoto   ranges from KSh 5,500 to KSh 15,000 per month for bedsitters and KSh 12,000 to KSh 22,000 per month for one-bedrooms, depending on the exact location and modern amenities.

The town connects to Nairobi via Waiyaki Way, making it accessible to people working in the western parts of the capital.

Limuru

Limuru is also in Kiambu County and offers a range of lower-cost accommodation compared with many neighbourhoods closer to Nairobi CBD.

Current listings include bedsitters advertised for around KSh5,000, although prices vary according to the location, size and amenities of the unit.

Limuru is connected to Nairobi via Limuru Road and the Nairobi–Nakuru corridor.

Syokimau and Mlolongo

Syokimau and Mlolongo, in Machakos County, form part of the southern commuter corridor serving Nairobi.

Current rental data for the Syokimau-Mlolongo area puts the typical bedsitter rent at about KSh7,000, with observed prices ranging from KSh4,500 to KSh15,000.

The two areas connect to Nairobi via Mombasa Road and the Nairobi Expressway, giving residents access to the city from the south.

Athi River

Athi River is another town in Machakos County that has grown as a residential and industrial centre outside Nairobi.

The town lies along the Mombasa Road corridor and benefits from rail connectivity, making it part of the southern commuter network.

Rent for bedsitters and one-bedroom apartments in Athi River ranges from KSh 6,000 to KSh 13,000 per month for basic and standard units, and up to KSh 25,000 to KSh 38,000 per month for modern apartments in prime or gated locations.

Kitengela

Kitengela, in Kajiado County, is another established residential town south of Nairobi.

It connects to Nairobi via the Namanga Road and Mombasa Road corridors, making it an option for people who work in Nairobi but prefer to live outside the county.

Bedsitter prices vary considerably depending on the neighborhood, with lower-priced units generally found farther from the main commercial centers.

Rent for a bedsitter in Kitengela ranges from KSh 5,000 to KSh 15,000 per month, while one-bedroom houses range from KSh 11,000 to KSh 38,000 per month depending on the specific location and modern amenities.

Ongata Rongai

Ongata Rongai is in Kajiado County and connects to Nairobi through the southern transport corridor.

The town has a substantial rental market, with bedsitters and other small units available at different price points.

Ongata Rongai ranges from KSh 5,000 to KSh 13,000 per month for bedsitters, and KSh 8,000 to KSh 38,000 per month for one-bedroom apartments, depending on the location and finishes.
