Why Prism Tower Is One of Nairobi’s Most Distinctive Glass Buildings

Upper Hill has become Nairobi’s skyline of skyscrapers, home to some of Kenya’s tallest commercial buildings. Yet among the glass and steel towers, Prism Tower stands apart with its distinctive prism-inspired façade, a geometric design that gives the 34-storey building a unique identity from every angle.

Construction of Prism Tower began in 2013 and was completed in 2018. Developed by Kings Developers.

The commercial tower, 133 meters high, combines premium office space with modern amenities such as a heated indoor swimming pool, gymnasium, restaurants, conference facilities, and seven levels of parking.

The Story Behind Prism Tower’s Design and Construction

Prism Tower was developed by Kings Developers and designed by A+I Design, with the project inspired by the geometric shape of a prism.

The building features angled glass surfaces that create a unique appearance, reflecting sunlight differently throughout the day.

It stands 133 meters (436 feet) tall, comprising 34 floors, ranked the sixth in Kenya and 63rd in Africa. Its exterior is wrapped in a glass curtain-wall façade, giving it a sleek, reflective look

The glass curtain wall serves more than an aesthetic purpose, allowing natural daylight to penetrate office spaces, reducing the need for artificial lighting, and offering panoramic views of Nairobi.

The design also helps create an energy-efficient working environment through modern glazing technology that minimizes excessive heat gain.

Construction of the tower began in 2013 and was completed in 2018. The project was designed to meet international standards for Grade A office developments, incorporating modern structural systems and advanced fire safety measures.

Prism Tower is located along Third Ngong Avenue in Upper Hill, Nairobi’s fastest-growing commercial area.

Inside Prism Tower: Offices, Lifestyle Facilities and Modern Technology

Prism Tower combines premium workspaces with lifestyle and wellness amenities intended to create a modern corporate environment.

The tower offers flexible 28 Grade A office spaces beginning at 2,225 square feet, allowing companies to lease spaces that match their operational needs.

Among the facilities is an indoor heated swimming pool, a feature rarely found in Nairobi’s commercial office buildings. Occupants also have access to a fully equipped gymnasium, sauna, and steam rooms.

The building also includes conference and meeting facilities to accommodate up to 20 people, restaurants with indoor and outdoor seating areas, landscaped recreational spaces, and executive reception areas to meet corporate standards and support client engagements.

To support daily operations, Prism Tower is equipped with high-speed elevators, five levels of parking, backup power generators, reliable water supply systems, and modern air-conditioning infrastructure.

Each floor has separate designer bathrooms for men and women, along with elegant lobbies and a reception area.

Prism Tower includes six levels of parking, with an additional 56 stack car parking spaces on the 5th floor.

Security is prioritized with an entry boom barrier, a visitor management system (VMS), and swipe access at the entrance reception.

There is an efficient water supply for the entire building, a centralized satellite TV system, high-speed internet access on every office level, and a building maintenance unit on the roof for façade cleaning.

The tower also has a Building Management System (BMS) that monitors and controls services from a central location.

Prism Tower has provisions for disabled-friendly toilets in common areas.

Advanced security systems, controlled access points, CCTV surveillance, and comprehensive fire detection and suppression systems are integrated throughout the building to enhance occupant safety.

Rental Costs and Prism Tower’s Role in Upper Hill

Prism Tower continues to attract local and international companies seeking premium office space in Nairobi.

According to Enhanced Lifestyle Properties, Kenya Ltd (ELPKenya), Prism Tower office space is leased at KSh120 per square foot per month, exclusive of VAT, with an additional service charge of KSh25 per square foot,

Its actual lease agreements vary depending on office size, floor location, and tenant requirements.

The tower’s location provides convenient access to Nairobi’s Central Business District, Kilimani, Westlands, and major transport corridors.
