The Cube is one of Nairobi’s modern Grade A office developments in the Westlands.
UK-based London Town Group of Companies developed the commercial complex as its first project in East Africa, and completed it in 2022.
The building combines corporate office space with basement parking, security systems, high-speed lifts and environmentally conscious technologies.
Ownership has since changed, with Batian Income Properties LLP acquiring the property; GenAfrica Asset Managers manages its investment vehicle.
The Cube Developed by UK-Based London Town Group
In 2019, London Town Group announced its Riverside development of an 80,000-square-foot commercial project.
London Town Group described the development as a state-of-the-art office building featuring underground parking for about 250 vehicles and environmentally sustainable design features.
The project was developed through Riverside Towers Limited, the Kenyan company that constructed and managed The Cube.

Competition Authority of Kenya approved Batian Income Properties LLP’s acquisition of 100% of Riverside Towers Limited in October 2025, allowing ownership of the company behind the development to change hands.
The building was completed in 2022. Architectural firm BAA Architects describes The Cube as a seven-story commercial building designed around flexible office accommodation, with clear-span floor plates that can accommodate different office layouts, from co-working spaces to corporate headquarters.
Size, Location, Parking and Facilities
The Cube is located on Riverside Drive, an established commercial corridor with access to Westlands, Lavington and Kilimani. The building is accessible through several road networks and is close to banks, restaurants, hotels, and residential developments.
It has a total of 80,000 square feet according to London Town Group
The development has four basement parking levels, according to BAA Architects, while London Town’s original project description provided for parking for about 250 cars.
Facilities include high-speed passenger lifts, backup power, CCTV surveillance, controlled access, 24-hour security, fiber-optic connectivity and dedicated trunking for data, power and voice systems. The building also has an outdoor breakout terrace and balcony or terrace areas associated with the office floors.
The Cube incorporates energy-efficient systems and solar technology and has received EDGE Advanced green certification. BAA Architects says it developed the design with environmental performance as a key consideration.
Rental Rates and Major Corporate Tenants
According to Knight Frank Kenya, The Cube’s original marketing brochure quoted the following rates, exclusive of VAT:
- Office space: US$1.20 per sq – KSh155.50 per sq ft/month
- Terrace space: US$0.60 – KSh77.80 per sq ft/month
- Service charge: KSh20 per sq ft/month
- Parking: US$100 per bay/month – KSh12,960 per bay/month
- Rent and parking escalation: 5% annually

In December 2025, London Town and Innova Properties announced the sale of the building to the Batian Fund, managed by GenAfrica Asset Managers, stating that the property was 100% occupied.
The companies identified Emirates, NTT Data, Artcaffé, IATA, Jaguar Petroleum and Honeycoin among the building’s tenants at the time of the transaction.
Ownership transition followed the Competition Authority’s approval of Batian Income Properties’ acquisition of Riverside Towers Limited.
The regulator said the transaction was unlikely to affect competition in Nairobi’s rental-office market negatively.
The acquisition also came as Nairobi’s prime office market recorded improving occupancy. Knight Frank reported that prime office occupancy in Nairobi rose from 77.71% in June to 81.58% in December 2025, while prime office rents remained around US$1.20 per square foot per month.
