UAP Old Mutual Tower is a Grade A commercial office building located in Nairobi’s Upper Hill business district.
The 33-storey skyscraper made history by becoming the first commercial building in Kenya to have its rooftop helipad officially licensed by the Nairobi City County government.
It was completed in 2016, rising 163 meters above the ground and briefly held the title of Kenya’s tallest building before it was overtaken by Britam Tower in 2016.
UAP Old Mutual Tower has become one of Nairobi’s most recognizable landmarks, known for its modern glass façade and premium office spaces in the capital.
Currently, the skyscraper is the tallest building in Kenya after Britam and GTC Towers.
The Design and Unique Features of UAP Old Mutual Tower
UAP Old Mutual Tower rises 163 meters above ground and has 33 floors, making it one of the tallest office buildings in East Africa.
It was developed by UAP Old Mutual Holdings and is currently associated with Old Mutual East Africa Group.

One of the building’s most distinctive features is its rooftop helipad, designed to provide convenient access for helicopter transport, including evacuation.
The building also features a modern glass façade that gives it a distinctive appearance on Nairobi’s skyline, which allows natural light into office spaces.
Inside, the tower was designed to accommodate corporate tenants with modern office layouts, 8 high-speed lifts, 24-hour security surveillance systems, 2 – 900 KVA Synchronized Standby generators, on-site parking, Disability access, and facilities provisions. The building offers 309,700 square feet of Grade A office space and 14,800 square feet of retail space.
Beyond its striking blue-glass façade, the tower features an observation deck that provides a panoramic 360-degree view of Nairobi, allowing visitors to overlook the Central Business District, Upper Hill, Nairobi National Park and surrounding neighborhoods
Office Rental Prices and Cost of Occupying Space
UAP Old Mutual Tower targets companies looking for premium office accommodation, with rental charges set according to its Grade A status and prime location.
According to Regent management, Office rental rates were previously advertised at KSh100 per square foot per month, with an additional service charge of KSh30 per square foot per month. The minimum leasing space for office and retail are 3,00 square feet.
A company renting a 3,000-square-foot office would pay:
- Office rent: 3,000 sq ft × KSh100 = KSh300,000 per month
- Service charge: 3,000 sq ft × KSh30 = Ksh 90,000 per month
Total monthly cost: KSh390,000 excluding VAT, parking charges, utilities and other applicable fees. (NOTE: These charges periodically change and are only valid at the time of publication).
The cost varies depending on factors such as floor level, office size, lease terms and market conditions. Premium floors with better views and larger spaces may command higher rates.
Kenyan Architect Behind UAP Old Mutual Tower
UAP Old Mutual was developed by UAP Old Mutual Holdings and completed in 2016. Upon its completion, the 33-storey skyscraper became Kenya’s tallest building after overtaking Times Tower, which had held the record for 15 years. The tower retained the title until 2017, when Britam Tower was completed in the same business district.
The building occupies a 2.15-acre site in Upper Hill and was designed by renowned Kenyan architect Julius Talaam, who drew inspiration from the iconic Empire State Building in New York. Talaam, a senior architect at Triad Architects and principal at Laam Architects, studied architecture at the University of Nairobi.
